The relationship between a landlord and tenant is on a contractual basis and is regulated mainly by the tenancy agreement which will be executed by both parties. The terms of the agreement may vary depending on parties’ negotiation. The most common terms of a tenancy would include the below.

1. Tenant’s obligation to pay rental on time, failing which there will be late payment penalty or interest and the landlord may have the right to terminate or take back possession of the property.
   
   
2. Tenancy tenure which is usually between fixed period of 1 to 3 years with an option to renew for another 1 to 3 years at the prevailing market rate. Two important points to note here. First, most of the tenancy agreement would not allow early termination during the fixed tenancy period and any early termination would entail forfeiture of your securities deposits as well as liability for the rental of the unexpired term. This issue may be addressed early by getting the landlord to agree to an early termination/ exit term in the event you really have to terminate the tenancy before the end of the fixed tenancy period.
